Finding Land & Site Prep

Learn More

Understanding how and where to place your tiny home can be overwhelming. Let us guide you through the process as we cover detailed information about land locations, prepping for delivery, and more.

Be Informed.

"What is a tiny home?"

Tiny Home is a catch-all term for any small structure. There is more than 'one type' of tiny home which is where the problem lies. Why is this problematic? Your town, your insurance company, and your bank need to know what type of tiny home you have. If you can't define your tiny home type, you may receive incorrect information, coverage, and financing, leading to larger issues. So, be informed about the different style of tiny homes out there and learn what kind we offer.

Certified

All of our tiny homes come with a NOAH+ and NOAH Dwelling Certification. NOAH RDI, an independent third party, inspects our homes for fire, health, and life safety standards at several inspection points throughout construction. They certify all of our:

  • Trailer Foundation

  • Framing

  • Insulation & Dry-in

  • Electrical

  • Plumbing

  • Sewer

  • Propane

  • Egress & More

Every turnkey tiny home meets (and exceeds) ANSI 119.5, NFPA 70, NFPA 1192, and large portions of IRC Appendix Q.

Site Prep

"What does my land need?"

Before your tiny home is delivered, your land has to be prepared to have a parking pad, utility sources, and accessibility for the transporter. Look through our FAQ to learn about these items and use the parking pad size calculator to determine your home sizing needs.

Resource Guide

Download our Tiny Home Guide to view detailed information about what you need to prepare your land as you get ready for your home.

Q: What do I park on?

A: We require that your tiny home be parked on a compacted gravel pad or pad with asphalt/cement. You're responsible for setting up your pad. Need to know the size? Use our free size calculator.

Q: Who sets up the utilities?

A: We provide all utility receivers, directly installed onto your tiny home. You are responsible for providing the source for your electric, water, sewer, and gas connections on your land. View our utility page for more information.

Q: What about low bridges?

A: We need space to deliver your tiny home. Your land and access road must have a height clearance of 14-ft+ so that your home fits under bridges, overhead wires, branches, and other obstacles. Additionally, your access road and land must have a width clearance of 11-ft+ for our standard width homes. For our extra wide 10-ft homes, you must have 12-ft+ of width clearance.

Q: Do you build on site?

A: No, we do not build directly on your land. Your tiny home will be constructed inside our warehouse in Hampstead, NH and it will be permanently affixed to a trailer. Once construction is finished, we will transport your tiny home using the attached trailer, similar to how a RV trailer is moved. When we arrive at your land we will detach your tiny home from the transport vehicle, place your home on your parking pad, and then rough-level the home. The trailer stays with the tiny home and cannot be removed. Though, the tires can be removed after transit should you decide to.

Tiny House Prep

"What does my house need?"

Before your tiny home is delivered, you will need to purchase certain tiny home accessories in order to be fully prepared for delivery. While we provide quite a lot, every house and land setup is different. Look through our Resource Guide to learn about which accessories you may need for your home.

Resource Guide

Download our Tiny Home Guide to view detailed information about what accessories you need to provide as you get ready for your home.

Q: What are jacks?

A: Jacks are supports for your tiny home that provide safety and stability when you're parked. Your tiny home will come with a minimum of (4) welded swivel trailer jack feet, one on each corner, and (1) welded tongue jack foot. For longer tiny homes, your trailer will have (2) additional welded scissor jacks. These jacks can be used to level your home and provide temporary stability and safety for your home. If you're planning to park more permanently, you will need additional jack supports that we do not provide. We recommend either pressure treated wood blocking or jack stands.

Q: Who provides my stairs?

A: We do! Your tiny home will come with a set of detached exterior entry stairs. These stairs will have a handrail and they will be set up for you during your tiny home delivery. Your exterior entry stairs are moveable. So, if you plan to build yourself a large detached entry porch, you can move your stairs to be combined with your addition.

Q: What about skirting?

A: We do not provide tiny home skirting as an option. Please note that the floor of your tiny home is over-insulated to compensate for open air under the home. If you would like to skirt your tiny home, you are required to either fabricate your own or hire a local contractor. We recommend contacting The Tiny Home Skirting Company for more information.

Q: What else do I need?

A: Your tiny home will come with a hitch lock or removable hitch for safety. You will be responsible for protecting your trailer tires from UV damage. We recommend either removing your tires, skirting your tires, or purchasing/installing tire covers. Your tiny home will come with d-ring attachments in the corners of your trailer that can be used for future strapping attachments. If you need to add mobile home earth anchors, to adhere your home to the earth, you are required to provide/install your own strapping and earth anchors.
