What is the difference between a Turnkey, Unfurnished, and Shell tiny home build option? In order to provide a wide array of options for clients, we offer our tiny home models at different completion levels. Learn more below.
Turnkey
Ready to move in.
Our Turnkey builds are our start-to-finish full build service. After your design phase is complete, we take care of the rest until your home is ready for move-in. This type of home includes a fully completed interior, furnishings included.
Unfurnished
Bring your own things.
Don't need a fully furnished home but need a tiny home that you can move into that feels finished on the inside? We can build you a tiny home with all essential items installed but leave out your sofa, shelving, table, bookcases, and more.
Shell
DIY clients.
Want to build your own home but don't feel confident enough on framing, trailer prep, roofing, and more? We can build you a dried-in home that has a finished exterior, giving you time to complete the inside of your home at your leisure.

* Essential vs. Non-Essential: Essential items are required for proper fire, health, and life safety in your home. These include items like your like your stairs/ladder, cabinets that have fixtures/appliances installed, or any fixtures/appliances that are hardwired or plumbed. Non-essential items can be removed without impacting the safety of your home. These include items like your sofa, dining table, chairs, decorative shelving, plug-in appliances, and more.
"Can you included utilities for a shell tiny home?"
We don't offer a shell option where the utilities are installed. Once we add rough utilities to a tiny home (wiring, boxes, plumbing lines, etc.), we require that the home be fully completed as either a turnkey or unfurnished option. This is to ensure safety, quality, and function of the structure. Have questions?
